Unreasonable Gaps & Holes

Draught Stopping Ahuriri

Draughts may lead to less temperature in houses. A humid home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap or crack, then it is most likely a gap or crack that requirements sealing in the way you can. Cracks and gaps that are large should be stopped permanently. The gaps that exceed 3mm that allow air in or out into the house require to be sealed. For example, if the open fireplace isn’t used it can cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that these draughts are stopped in the maximum extent possible.

You don’t require to cover up gaps or holes in the building. For instance, small gaps around windows and doors could be necessary to allow movement of the structure when the household is heated and cools so that they can still be closed and opened rather than sticking. We will test all windows and doors in our Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Ahuriri

Ahuriri rental properties should have a permanent source of heating which can warm the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs for it to be permanent (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine if your current permanent heater(s) are adequate or if you’ll need to top up with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it needs to include the thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments, a smaller fixed electric heater could be enough.

If the living area already has a fixed heating source like an air conditioner, it may require an update to be able to meet the standards. Certain types of heaters cannot be used to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Ventilation Ahuriri

Each living space within a rental property has to include at least one open doors or windows to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens or bathrooms need to have an externally vented extractor fan that can get rid of moisture.

This ventilation standard is all about acknowledging that the dry atmosphere is much easier to heat and a property that is well ventilated will be less prone to developing mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are all considered living spaces. Spaces that connect, such as the hallway are not considered liveable and therefore do not require an opening window or door.

Each window, door , or the skylight requirements to be able of opening to the outside and remain set in an opening position to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and every other room of your home with shower, bath, cooktop or other high humidity-generating items will require proper extractor fan systems that vent towards the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in areas of high moisture.

Insulation Ahuriri

Insulation for underfloor and ceilings has been compulsory in all rental houses as of July 1st, 2019. All landlords and property managers must ensure that the insulation is in line with the new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space may require to be replaced or replaced.

A well-insulated house will help to control condensation, and decrease the risk of mould and dampness, and it will make more easy to the house to hold warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Ahuriri Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building it’s also about the outside. You must make sure there is somewhere for surface, rain or ground water, and stop it from coming into the building. When it is about damp and water, it is frequently the things you don’t notice that could become a major issue, causing damage to your investment as well as affecting your tenant’s well-being.

Properties that are rented must have efficient drainage for the removal of storm water, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a place to go and that it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from rising into the building. It also helps prevent water damage to the floor insulation.
