Unreasonable Gaps & Holes

Draught Stopping Anderson Park

Draughts may lead to dropping temperatures within households. A damp house will cost more to heat, resulting in wasted energy and increased bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or a clear draught from a crack or a gap and you are able to feel it, it is likely a crack or hole which requirements sealing in the way you can. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that let air in or out within your house need the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no require to cover up gaps or holes which are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for the movement of the building as the home heats and cools, so that they can still be shut and opened, rather than securing. We will inspect all doors and windows during your Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being houses

Heating Anderson Park

Anderson Park rental properties need to have a stable source of heating that is able to heat the living room to at least 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs for it to be permanent (i.e. not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are adequate or if you’ll require to "top up" with a new heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be acceptable heating options under the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it must include a thermostat. This will help make the heating more consistent and effective. For most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, such as small apartments an electric, fixed heater may suffice.

If the main living room is already equipped with a fixed heating source like the heat pump, it may need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Anderson Park

Each living space within a rental property must have at least one openable windows or an exterior door to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an venting fan outside to get rid of moisture.

This ventilation standard is all about recognising it is that the dry atmosphere is less difficult to heat and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are all considered living spaces. Connecting spaces like the hallway aren’t liveable , and thus are not require an opening door or window.

Each door, window or the skylight needs to be able open to the outside while remaining fixed in an open position, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your home that has shower, bath cooker or any other humidity-generating items will require appropriate extractor fans that are vented out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Anderson Park

The insulation of the ceiling and underfloor has been compulsory for all rent homes since July 1, 2019. All landlords and property managers must make sure that the insulation is up to current quality. In some instances, an existing insulation on the ceiling or in the sub floor space might require to be topped up or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of mould and damp, and it will make more easy for the household to hold warmth.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Anderson Park Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building it is also about the outside. You must ensure there is somewhere for surface or ground water and stop it from coming into the building. When it is about damp and water, it is typically not apparent that it can cause a lot of trouble and end up causing damage to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage for the removal of floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a place to go, and that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to an irrigation system to stop water ingress, if the apartment has an enclosed gap between your flooring and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier usually made of polythene and is laid on top of the ground, to block any moisture present in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
