Unreasonable Gaps & Holes

Draught Stopping Clive

Draughts may lead to dropping temperatures within homes. A damp house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt from unreasonable gaps or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming from a crack or a gap that is, it’s likely to be a gap or hole that needs sealing in some way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that let air into or out of your house need sealing. For example, if the open fireplace isn’t in use it may cause draughts and should be sealed from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed as far as possible.

You don’t require to cover up holes or gaps in the building. For example, tiny gaps around windows and doors could be required to allow movement of the structure when the household warms and cools so that they can still be shut and opened, rather than sticking. We will examine the windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Clive

Rental properties in Clive need to have a stable source of heating which can warm the principal or the biggest living space to at least 18degC, even on the coldest winter days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) with at least 1.5 kW in heating capacity, and meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are adequate or whether you will require to top up with a new heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters are not considered to be suitable heating options in the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, it needs to have a thermostat. This will help make the heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If the main living room already has a central heating source, such as a heat pump, then it might need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Clive

Every living space of a rental property has to include at least one open door or window to offer natural ventilation. Furthermore, moist areas like kitchens and bathrooms need to have an venting fan outside to get rid of moisture.

This ventilation quality is about recognising how dried air can be easier to heat, and that a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable , and thus don’t need an opening window or door.

Each door, window or the skylight needs to have the ability to open to the outside while remaining closed to allow ventilation and fresh air air flow.

Bathrooms, kitchens, and every other room of your house that houses shower, bath cooker or any other humidity-generating items will require adequate extractor fans that are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Clive

Underfloor and ceiling insulation is mandatory in all rental houses from 1 July 2019. Property managers and landlords should ensure the insulation meets current quality. In some cases, current ceiling insulation, or the insulation of the subfloor space might require to be replaced or replaced.

A well-insulated house can reduce condensation, and decrease the risk of dampness and mould, as well as making much easier to allow the house to hold warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation can withstand heat flow. The higher the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Clive Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and stop it from coming inside. When it is damp and moisture, it’s often not apparent that it could become a major issue, causing the property to suffer and affecting the tenant’s well-being.

Rental properties should be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between your floor and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the structure. It also helps in preventing any damage to your underfloor insulation.
