If a draught is perceived as a result of gaps or holes or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it’s likely a crack or an opening that requirements sealing in any way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out of your house need sealing. In the case of an open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are responsible for ensuring that these draughts are stopped in the maximum extent imaginable.

Heating Flaxmere

Flaxmere rental properties require a reliable source of heat that can warm the principal or the biggest living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source needs to be fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if the fixed heater(s) are sufficient or whether you will need to ‘top up’ by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must be equipped with a thermostat. This will make the heating more reliable and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces, a smaller fixed electric heater may suffice.

If your living space already has a fixed heating source like a heat pump, then it may need a top up in order to comply with the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard because they’re costly, not affordable to run, and/or unsafe to run.

Ventilation Flaxmere

Each living space within a rental property has to include at least one open doors or windows to offer natural airflow. In addition, humid areas such as kitchens and bathrooms should be equipped with an externally vented extractor fan to get rid of moisture.

A ventilation standard is all about understanding the fact that the dry atmosphere is easier to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces like the hallways are not living spaces and therefore do not need an opening door or window.

Each window, door or Skylight requirements to have the ability to open up to the outside, but remain closed, allowing for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your house that houses shower, bath cooker or any other water-generating appliance will need suitable extractor fans which are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space that includes extractor fans that are suitable in areas of high moisture.

Insulation Flaxmere

Underfloor and ceiling insulation is a requirement in all rental homes since 1 July 2019. All landlords and property managers have to ensure the insulation meets current quality. In some instances, an existing insulation on the ceiling or in the sub floor space may need to be topped up or replaced.

A well-insulated property can help control condensation, and decrease the risk of mould and dampness and also makes much easier to the household to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a measure of how well insulation resists heat flow. The greater the R-value, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Flaxmere Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside; you have to make sure there is somewhere for rain, surface and ground water to go, and prevent it from getting inside. When it comes to moisture and damp it’s usually what you don’t see that can become a big problem and end up causing damage to your investment as well as harming your tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the apartment has an enclosed gap between floorboards and ground, a ground water barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture present in the ground from getting into the structure. It also helps to prevent any damage to your underfloor insulation.
