Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households from New Zealand and Frasertown, and research suggests that rental houses are most likely to be older, colder, have less efficient heating, and generally are of lower standard than those owned by owners.

Cold, damp and mouldy homes are linked to negative health outcomes, particularly for illnesses like colds, influenza, asthma, and cardiovascular diseases. Furthermore, people who experience four or more major housing quality problems frequently have less satisfaction in their lives and lower mental wellbeing.

Unreasonable Gaps & Holes

Draught Stopping Frasertown

Draughts are a major cause of dropping temperatures within houses. A damp home is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a gap or hole and you can feel it, it’s probably a gap or an opening that requirements sealing in somehow. Cracks or gaps with large gaps must be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit into the house need sealing. For example, if an open fireplace isn’t in use it could cause draughts, and must be sealed from. Landlords and property managers are responsible for ensuring that these draughts are stopped as far as imaginable.

You don’t need to block up intentional gaps or holes in the construction. For example, tiny gaps around doors and windows may be required to allow for the movement of the structure as the household warms and cools in order to let them be opened and closed rather instead of being stuck. We will inspect the windows and doors as part of the Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Frasertown

Rental properties in Frasertown require a reliable source of heat which can warm the principal or the biggest living area to at minimum 18degC, even on the winter coldest days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. The Heating Assessment Tool can be used to check if the existing fix heater(s) are adequate or whether you will require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it must be equipped with an thermostat. This makes the heating more consistent and efficient. In most houses, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater may be sufficient.

If your main living space already has a central heating source, like a heat pump, then it could require an update to be able to meet the standards. Certain types of heaters cannot be used to achieve the standard because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Ventilation Frasertown

Every living space of a rental property has to have at least one opening doors or windows to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms need to have an externally vented extractor fan to eliminate moisture.

A ventilation standard is all about recognising the fact that the dry atmosphere is less difficult to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore are not require an opening window or door.

Each window, door , or the skylight needs to have the ability to open to the outside, but remain set in an opening position in order to allow ventilation and fresh air air flow.

The bathrooms in all kitchens and every other room of your home that has a bath, shower cooker or any other water-generating appliance will require appropriate extractor fans that are vented to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in high moisture areas.

Insulation Frasertown

Ceiling and underfloor insulation has been compulsory for all rent houses since July 1, 2019. Property managers and landlords are required to make sure the insulation meets standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the subfloor space may need to be added or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness, and it will make much easier for the household to retain the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" refers to thermal resistance and it is a measurement of how well the insulation can withstand heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Frasertown Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building it’s also about the outside. You must ensure there is somewhere for rain, surface and ground water to go and stop it from coming inside. When it concerns damp and moisture it’s typically what you don’t see that can cause a lot of trouble and cause damages to your investment and affecting your tenant’s health.

Rental properties require to be equipped with effective drainage to remove rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure that water is able to go, and it isn’t allowed to remain beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

A ground moisture barrier is usually an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from getting into the property. It also helps prevent water damage to the floor insulation.
