Healthy homes matter

Why is Healthy Homes Compliance so Important?

Unreasonable Gaps & Holes

Draught Stopping Glengarry

Draughts may lead to less temperature in houses. A draughty home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught is felt through gaps that are too large or holes, it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a hole or gap, then it is likely a crack or crack that needs sealing in some way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that let air into or out from the home require sealing. For instance, if an open fireplace isn’t used it may cause draughts and should be shut from. Property managers and landlords are responsible for ensuring that these draughts are stopped whenever imaginable.

There is no require to cover up gaps or holes which are part of the construction. For example, tiny gaps around windows and doors could be required to allow for the movement of the building when the home warms and cools so that they can still be opened and closed rather than sticking. We will inspect all doors and windows during the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Glengarry

Rental properties in Glengarry need to have a stable heating source that can warm the living space to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs for it to be permanent (i.e., not portable) with at least 1.5 Kilowatts in heating capacity and have the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine whether your current installed heater(s) are sufficient or if you’ll require to top up by adding a second heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, then it must be equipped with the thermostat. This will make the heating more consistent and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If the living area already has a central heating source, such as a heat pump, then it may need a top up to be able to meet the standards. Certain types of heaters cannot be used to meet the quality since they’re either costly, not cost-effective to run, and/or unsafe to run.

Every living space of a rental property must include at least one open door or window to provide natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should have an externally vented extractor fan to get rid of moisture.

This ventilation quality is about recognising how dried air can be less difficult to heat and heat, and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t living spaces and therefore don’t need an opening window or door.

Each door, window or skylight requirements to have the ability to open to the outside, but remain closed to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other room in your home with a bath, shower, cooktop or other high humidity-generating items will need appropriate extractor fans that are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

The "R" stands for thermal resistance and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

Glengarry Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the interior of the building; you have to ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting into the building. When it is about damp and water, it’s usually not apparent that it can cause a lot of trouble that can cause damage to your investment and harming the tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and that it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
