Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent the property in New Zealand and Glengarry, and research has shown that these rental houses are more likely to be colder, older, have less efficient heating and tend to be lower quality than owner occupied properties.

Cold, damp and mouldy houses are linked to negative health results, specifically for illnesses such as colds and influenza, asthma, and cardiovascular conditions. Additionally, those who reported at least four key housing quality problems frequently have low life satisfaction and reduced mental wellbeing.

Improving the standard of Glengarry rental property will help tenants experience improved physical and mental health and minimise the disruptions to their work, education and daily life because of diseases. Your investment will also be better safeguarded from mildew, mould and damp-related damage, which completed jobs in less costs of maintenance over the long term.

The Healthy Homes Standard is a list of specific and minimum requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping in Glengarry rental properties.

Unreasonable Gaps & Holes

Draught Stopping Glengarry

Draughts may lead to lower temperatures in houses. A draughty home will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap that is, it’s likely to be a gap or hole which needs sealing in any way. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that allow air in or out within your house need sealing. For example, if an open fireplace is not in use, it can cause draughts and must be sealed from. Property managers and landlords are responsible for ensuring that such draughts are squelched as far as imaginable.

There is no require to block holes or gaps which are part of the building. For example, tiny gaps around doors and windows may be required to allow for the movement of the building as the house heats and cools, so that they are able to be closed and opened rather than securing. We will check every window and door in your Healthy Homes assessment of your rental property.

Adequate heaters are important for healthy houses

Heating Glengarry

Rental properties in Glengarry need to have a stable heating source that can heat the main or largest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to remain fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to check if your current fix heater(s) are sufficient or whether you will require to ‘top up’ with an additional heater. Fires that are open and unflued heaters like the portable LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you provide is an electric heater or heat source, then it must include an thermostat. This will help make the heating more reliable and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in some cases such as small apartments the smaller fixed electric heater might be enough.

If your main living space already has a central heating source such as heat pumps, it could need an upgrade to be able to meet the standards. Certain types of heaters cannot be used to meet the standard because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Glengarry

Each living space within a rental property must have at least one openable window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

It is the ventilation quality is all about acknowledging it is that dry air is more easy to heat and that the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway are not considered liveable and therefore are not require an opening window or door.

Each window, door , or skylight needs for them to be in a position open to the outside, and stay closed to allow to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your property with shower, bath, cooktop or other high water-generating appliance will require suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Glengarry

Ceiling and underfloor insulation is mandatory on all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation meets the new quality. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be replaced or replaced.

A well-insulated property can reduce condensation and reduce the chances of dampness and mould, and it will make much easier for the home to hold warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation withstands heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Glengarry Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move, and to prevent it from getting inside. When it is damp and moisture, it is frequently those concerns that you aren’t aware of that can become a big problem and end up causing damages to your investment and affecting the tenant’s well-being.

Properties that are rented must be equipped with effective drainage to remove the stormwater and surface waters and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent water ingress, if the apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier generally a sheet of polythene that is placed over the ground, in order to block any moisture that is present in the ground from entering the home. It also helps in preventing moisture damage to the underfloor insulation.
