Healthy homes matter

Why is Healthy Homes Compliance So Important?

About 1 in 3 households homes in New Zealand and Greenmeadows, and research has shown that these rental homes tend to be colder, older and have less effective heating, and generally tend to be lower quality than homes that are owned by the owner.

The damp, cold and mouldy houses are associated with negative well-being outcomes, especially for illnesses like colds, influenza, asthma, and cardiovascular issues. In addition, people who reported four or more key housing quality problems frequently have low life satisfaction and reduced psychological well-being.

Enhancing the quality of Greenmeadows rental property can help tenants enjoy better mental and physical health and reduce the disruptions to their work, education and living because of diseases. Your investment will be safeguarded from mildew, mould and damp , which means lower maintenance costs in the long run.

The Healthy Homes Standards are a listing of minimum and specific requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught-stopping on Greenmeadows rental properties.

Unreasonable Gaps & Holes

Draught Stopping Greenmeadows

Draughts may lead to lower temperatures in households. A draughty house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a gap or hole or crack, then it is probably a gap or an opening that needs sealing in some way. Large cracks and gaps should be fixed permanently. Any gaps greater than 3mm that allow air in or out into your home need the sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and should be blocked from. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as imaginable.

You don’t require to block off holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for the movement of the structure when the household is heated and cools so that they can still be opened and closed rather than securing. We will test all windows and doors during our Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Greenmeadows

Greenmeadows rental properties require a reliable source of heating that can warm the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs for it to be permanent (i.e. not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if the fix heater(s) are adequate or if you’ll require to "top up" with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered to be safe heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it must include an thermostat. This will make the heating more reliable and efficient. For most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If your living space already has a permanent heating source like an air conditioner, it might just require an update to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the standard since they’re either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Greenmeadows

Every living space in a rental home must include at least one open doors or windows to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms must have a suitable externally vented extractor fan to take moisture away.

A ventilation standard is all about understanding it is that the dry atmosphere is more easy to heat and that the property that is properly ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallways are not liveable , and thus don’t need an opening window or door.

Every window, door or Skylight needs for them to be in a position to open up to the outside, but remain set in an opening position to allow for fresh air circulation and air flow.

The bathrooms in all kitchens and every other room of your property with a bath, shower or cooktop, or any other water-generating appliance will need suitable extractor fans which are vented towards the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space that includes extractor fans that are suitable in areas with high moisture.

Insulation Greenmeadows

Ceiling and underfloor insulation is a requirement for all rent homes since July 1, 2019. Property managers and landlords have to ensure the insulation meets the new standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be replaced or replaced.

A well-insulated property can reduce condensation and lessen the likelihood of dampness and mould, and also makes much easier to the home to retain warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Greenmeadows Moisture Ingress & Drainage

Making sure your rental property is protected from the effects of moisture isn’t just a matter of the interior of the building but you must make sure there is somewhere for surface, rain and ground water to go, and to prevent it from getting inside. When it comes to moisture and damp it’s frequently not apparent that it could be a huge problem and end up causing damage to your investment and harming your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water and ground water, which includes an appropriate runoff or outfall. Making sure that water has a location to go, and it isn’t allowed to remain beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between floorboards and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are typically made of polythene and is laid on top of the ground to prevent any moisture that is present in the ground from getting into the structure. It also helps in preventing moisture damage to the underfloor insulation.
