Unreasonable Gaps & Holes

Draught Stopping Havelock North Central

Draughts increase the likelihood of lower temperatures in houses. A humid home costs more to heat, meaning wasting money and energy.

If a draft can be noticed from gaps that are not adequate or holes that it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see a clear draught from a gap or hole, then it’s likely to be a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out within your house require to be sealed. For example, if an open fireplace is not in use, it could cause draughts, and should be blocked from. Landlords and property managers are accountable for making sure that such draughts are squelched whenever possible.

You don’t require to cover up holes or gaps that are part of the building. For example, tiny gaps around doors and windows may be required to allow movement of the building when the house heats and cools, so that they are able to be shut and opened, rather than securing. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

Heating Havelock North Central

Havelock North Central rental properties must have a fixed source of heat that can warm the largest or main living room to at least 18 degrees Celsius, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum required heating capacity in the living area. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters aren’t considered acceptable heating options for the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it must have an thermostat. This will make your heating more consistent and efficient. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If the main living room already has a central heating source like a heat pump, then it might just need a top up in order to comply with the standards. Certain types of heaters cannot be used to meet the standard because they’re not effective, cost prohibitive to operate and/or unsafe to run.

Havelock North Central Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building; you have to ensure there is somewhere for surface, rain or ground water and prevent it from getting into the building. When it concerns damp and moisture it’s usually not apparent that it can cause a lot of trouble and end up causing the property to suffer and affecting your tenant’s health.

Rental properties require to be equipped with effective drainage to remove rainwater, storm water and ground water, including the proper outfall or runoff. Making sure the water has a place to go, and also that it doesn’t sit beneath buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to avoid the ingress of moisture, if your rental has an enclosed gap between the floor and the soil, a ground-water barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are usually a polythene sheet laid over the ground to prevent any moisture present in the ground from getting into the structure. It also helps in preventing moisture damage to the underfloor insulation.
