Unreasonable Gaps & Holes

Draught Stopping Havelock North Central

Draughts may lead to less temperature in homes. A cold home costs more to heat, which results in wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a gap or hole that is, it is likely a crack or hole that needs sealing in any way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that allow air in or out within your house require sealing. For example, if an open fireplace is not in use, it may cause draughts and should be blocked from. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

There is no need to block holes or gaps in the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement of the structure as the household warms and cools so that they can still be opened and closed rather instead of being stuck. We will inspect all doors and windows in your Healthy Homes assessment of your rental property.

Proper heating is crucial to ensure healthy homes

Heating Havelock North Central

Havelock North Central rental properties must have a fixed heating source which can warm the main or largest living area to at minimum 18degC, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs that it be permanently fixed (i.e., not portable), at least 1.5 horsepower in capacity, and must meet the minimum capacity for heating required for the main living room. The Heating Assessment Tool can be used to check if the current fixed heater(s) are sufficient or whether you will need to "top-up" by adding a second heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be safe heating options for The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump, it must include an thermostat. This will help make the heating more consistent and effective. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area is already equipped with a fixed heating source, such as the heat pump, it might just require a top up in order to comply with the standards. Certain types of heaters cannot be used to meet the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Havelock North Central Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the interior of the building but you must make sure there is somewhere for surface, rain as well as groundwater to move and to prevent it from getting into the building. When it concerns damp and moisture it is often not apparent that it can cause a lot of trouble and end up causing damage to your investment and affecting the tenant’s well-being.

Properties that are rented must have effective drainage to remove floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your property has an enclosed space between the floor and the soil, a ground-water barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture present in the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
