Unreasonable Gaps & Holes

Draught Stopping Kotemaori

Draughts are a major cause of less temperature in homes. A damp home is more expensive to heat, resulting in wasted money and energy.

If a draft can be noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or a clear draught out of a hole or gap or crack, then it’s likely to be a gap or hole which requirements sealing in some way. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air in or out from your house require the sealing. For instance, if an open fireplace isn’t in use it can cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t require to block off holes or gaps in the building. For example, tiny gaps around windows and doors could be required to allow for movement within the building when the home is heated and cools so that they can still be closed and opened instead of than sticking. We will check the windows and doors as part of your Healthy Homes assessment of your rental property.

Heating Kotemaori

Rental properties in Kotemaori need to have a stable source of heat that is able to heat the living area to at minimum 18degC, even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heating needs to remain fixed (i.e. not portable) that is, at least 1.5 horsepower in capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine if your current installed heater(s) are adequate or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it should have a thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartments an electric, fixed heater might be enough.

If the main living room already has a permanent heating source such as an air conditioner, it might just require an update in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the standard because they’re inefficient, unaffordable to operate or unsafe to operate.

Ventilation Kotemaori

Every living space in a rental property must have at least one opening door or window to offer natural ventilation. In addition, humid areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to take moisture away.

The ventilation standard is all about recognising the fact that the dry atmosphere is more easy to heat and a property that is well ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t living spaces and therefore do not need an opening window or door.

Each door, window or Skylight requirements to have the ability to open up to the outside while remaining set in an opening position in order to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, as well as any other space in your property with a bath, shower, cooktop or other high water-generating appliance will need proper extractor fan systems that can be vented to the outside. Our Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in areas of high moisture.

Insulation Kotemaori

Ceiling and underfloor insulation is mandatory for all rent homes since July 1, 2019. Property managers and landlords are required to ensure that the insulation is up to this new quality. In certain situations, the existing ceiling insulation or insulation in the subfloor space might require to be filled with or replaced.

A well-insulated property will help to control condensation, and decrease the risk of dampness and mould, and it will make much easier to the household to keep warmth.

Insulation requirements to be in compliance with the R-values of your area.

The "R" refers to thermal resistance, and it is a measurement of how well the insulation withstands heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Kotemaori Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside It’s about having to ensure there is somewhere to allow surface, rain and ground water to go and prevent it from getting into the building. When it is damp and moisture, it’s frequently not apparent that it can cause a lot of trouble that can cause damage to your investment as well as harming the tenant’s well-being.

Rental properties must have effective drainage to get rid of the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure the water is able to go, and it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your property has an enclosed space between your flooring and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to prevent any moisture that is present in the ground from accumulating into the home. It also helps to prevent water damage to the floor insulation.
