Adequate heaters are important for healthy homes

Heating Longlands

Longlands rental properties need to have a stable source of heating that is able to heat the living space to at least 18 degrees Celsius, even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and must meet the minimum required heating capacity for the main living room. A Heating Assessment Tool may be used to determine whether the existing permanent heater(s) are adequate or whether you will require to "top-up" with a new heater. Open fires and unflued combustion heaters like portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it must include a thermostat. This will make the heating more reliable and effective. In most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, such as small apartments, a smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source, like a heat pump, then it might require an upgrade to make sure it meets the requirements. Certain types of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Longlands

Every living space in a rental property has to have at least one opening doors or windows to offer natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms should be equipped with an venting fan outside to eliminate moisture.

It is the ventilation quality is all about recognising it is that dried air can be easier to heat and an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Living rooms, bedrooms, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and therefore do not need an opening door or window.

Each door, window or skylight needs for them to be in a position to open up to the outside, but remain fixed in an open position, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, as well as any other space in your property with shower, bath cooker or any other moisture generating item will require adequate extractor fans which are vented out to the outside. This Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Longlands

Ceiling and underfloor insulation is required on all rental homes since July 1, 2019. All landlords and property managers should make sure the insulation meets current quality. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be filled with or replaced.

A well-insulated house can help control condensation, and decrease the risk of dampness and mould, and will also make more easy to the home to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Longlands Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside of the building but you must ensure there is somewhere for rain, surface and ground water to go and stop it from coming into the building. When it is about damp and water, it is typically what you don’t see that could be a huge problem and end up causing damages to your investment and harming your tenant’s health.

Rental properties must be equipped with efficient drainage to remove floodwaters, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier generally made of polythene and is laid on top of the ground, to block any moisture from the ground from getting into the property. It also helps to prevent from causing damage to the flooring insulation.
