What is the reason Healthy Homes Compliance So Important?

One in three households rent homes in New Zealand and Mangateretere, and research suggests that rental houses are most likely to be older, colder, are not as effective heating and tend to be lower quality than the houses of owners.

Unreasonable Gaps & Holes

Draught Stopping Mangateretere

Draughts increase the likelihood of less temperature in homes. A damp house will cost more to heat, resulting in wasted money and energy.

If a draught can be noticed from gaps that are not adequate or holes, it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the sound of a clear draught emanating out of a hole or gap and you are able to feel it, it’s likely a crack or crack that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. The gaps that exceed 3mm that allow air to enter or exit from your house require sealing. For example, if the open fireplace isn’t used it can create draughts. This should be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched as far as possible.

There is no require to block up intentional gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow movement of the building when the household gets warmer and cooler, so that they can still be closed and opened rather than securing. We will examine every window and door in your Healthy Homes assessment of your rental property.

Heating Mangateretere

Mangateretere rental properties should have a permanent heating source that can warm the largest or main living space to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat needs for it to be permanent (i.e., not portable) with at least 1.5 Kilowatts in heating capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or whether you will require to top up with a new heater. Fires that are open and unflued heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump then it must include the thermostat. This makes the heating more reliable and effective. In most homes, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source such as the heat pump, it might need an upgrade to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the standard because they’re inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation Mangateretere

Each living space within a rental house must contain at minimum one open windows or an exterior door to provide natural ventilation. Additionally, areas with high moisture areas such as kitchens and bathrooms need to have an externally vented extractor to eliminate moisture.

A ventilation standard is all about understanding that the dry atmosphere is easier to heat, and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus don’t require an opening window or door.

Each door, window or the skylight requirements to have the ability open to the outside, but remain fixed in an open position, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens and any other room in your home with a bath, shower or cooktop, or any other humidity-generating items will require appropriate extractor fans that are vented to the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Mangateretere

Underfloor and ceiling insulation is a requirement to all rental houses since July 1, 2019. Property managers and landlords must make sure the insulation meets standards that are in line with the latest quality. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be filled with or replaced.

A house that is well-insulated can help control condensation and lessen the likelihood of dampness and mould, as well as making much easier for the house to keep heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Mangateretere Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere for surface as well as groundwater to move, and prevent it from getting into the building. When it is damp and moisture, it is usually the things you don’t notice that could be a huge problem that can cause the property to suffer and harming the tenant’s health.

Rental properties should have efficient drainage to get rid of the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure the water has a proper place to go, and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between the floor and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from accumulating into the home. It also helps prevent moisture damage to the underfloor insulation.
