Unreasonable Gaps & Holes

Draught Stopping Maraenui

Draughts increase the likelihood of low temperatures inside households. A humid home will cost more to heat, meaning wasting energy and increased bills.

If a draught is felt through gaps that are too large or holes the area needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it’s probably a gap or hole which requirements sealing in any way. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit into the house require sealing. For example, if an open fireplace is not in use, it can create draughts. This should be blocked off. Landlords and property managers are responsible for ensuring such draughts are eliminated in the maximum extent imaginable.

You don’t require to cover up gaps or holes which are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement within the building as the house is heated and cools to allow them to be shut and opened, rather than sticking. We will examine the windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Maraenui

Maraenui rental properties should have a permanent source of heating that can warm the main or largest living area to at minimum 18 degrees Celsius, even on the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs that it be permanently fixed (i.e. not portable), at least 1.5 kW in heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to determine whether the existing installed heater(s) are adequate or if you’ll require to top up with an additional heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, then it must be equipped with the thermostat. This makes the heating more consistent and efficient. For most homes, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater might be enough.

If your main living space already has a fixed heating source such as heat pumps, it may need an update in order to comply with the standards. Certain types of heaters cannot be used to meet the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Maraenui

Every living space in a rental property must have at least one opening window or exterior door to provide natural airflow. In addition, high moisture areas such as kitchens or bathrooms should have an venting fan outside to eliminate moisture.

This ventilation standard is about recognising it is that dry air will be much easier to heat and that a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not liveable , and thus do not need an opening door or window.

Each window, door or skylight requirements to have the ability to open up to the outside, and stay fixed in an open position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other area in your home that has shower, bath and cooktop or another moisture generating item will require proper extractor fan systems that vent to the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space with the right extractor fan in high moisture areas.

Insulation Maraenui

Ceiling and underfloor insulation has been compulsory on all rental homes since July 1, 2019. All landlords and property managers should make sure the insulation meets this new quality. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may need to be replaced or replaced.

A well-insulated house can reduce condensation, and decrease the risk of mould and dampness, and also makes it easier to allow the household to hold warmth.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Maraenui Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building it’s also about the outside. You must ensure there is somewhere for surface or ground water and prevent it from getting into the building. When it concerns damp and moisture it’s typically not apparent that it can become a big problem that can cause damage to your investment as well as harming your tenant’s health.

Rental properties should have efficient drainage for the removal of rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure the water has a location to go, and it doesn’t sit beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental is enclosed between the floor and ground, a ground water barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are typically an insulating sheet of polythene laid over the ground, to block any moisture in the ground from rising into the building. It also helps in preventing any damage to your underfloor insulation.
