Tenancies commenced in the period between July 1st 2019 to 30 , June 20,21

  • The insulation of the ceiling and underfloor is mandatory throughout Marewa and New Zealand rental homes where it’s reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement should be included in any renewed, new or varied tenancy agreement.
  • Property managers and landlords have to keep records to demonstrate compliance with each Healthy Homes Standard that apply or will apply during the tenancy of the rental property.

Beginning 1 July 2021

  • Property managers and private landlords are required to make sure their rental properties comply according to Healthy Homes Standards within 90 days of a new, renewed , or altered Tenancy.
  • All boarder homes (except Kainga Ora and Community Housing Providers with registered for boarding household tenancies) must meet the Healthy Homes Standards regardless of the date when the tenancy started.

From 1 July 2023

  • All houses rented to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of when the tenancy began.

From 1 July 2024

  • All rental homes must be in compliance with the Healthy Homes Standard regardless of the time of the first day of tenancy.

Heating Marewa

Rental properties in Marewa require a reliable source of heating that can warm the main or largest living room to at least 18degC even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If the living area is already equipped with a fixed heating source like the heat pump, it may need a top up in order to comply with the standards. Some types of heaters can’t be used to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.
