Unreasonable Gaps & Holes

Draught Stopping Meeanee

Draughts can lead to lower temperatures in homes. A draughty house will cost more to heat, resulting in wasted energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a hole or gap that is, it is most likely a gap or hole that requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. The gaps that exceed 3mm that allow air in or out into the house need to be sealed. For example, if an open fireplace is not in use, it can create draughts. This must be sealed off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as imaginable.

You don’t require to block up intentional gaps or holes in the building. For example, tiny gaps around windows and doors may be required to allow movement of the building as the household gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will examine all windows and doors in your Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being homes

Heating Meeanee

Meeanee rental properties should have a permanent heating source that is able to heat the largest or main living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat needs to remain fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity in the living area. A Heating Assessment Tool could be used to determine whether the existing permanent heater(s) are adequate or whether you will require to top up by adding a second heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered acceptable heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must have the thermostat. This will help make the heating more reliable and effective. For most homes, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartment buildings an electric, fixed heater might be enough.

If your living space is already equipped with a fixed heating source like an air conditioner, it could need an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Meeanee

Every living space of the rental property should include at least one open door or window to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

It is the ventilation quality is all about understanding the fact that dry air is more easy to heat, and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable , and thus don’t require an opening window or door.

Each window, door or the skylight needs to have the ability to open to the outside and remain fixed in an open position in order to allow for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower or cooktop, or any other humidity-generating items will need proper extractor fan systems which are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Meeanee

Insulation for underfloor and ceilings has been compulsory on all rental houses from 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with this new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be filled with or replaced.

A well-insulated property can reduce condensation and lower the chance of mould and damp, and will also make an easier task for the household to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a gauge of how well the insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Meeanee Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building It’s about having to ensure there is somewhere for surface, rain and ground water to go, and stop it from coming into the building. When it concerns damp and moisture it’s typically not apparent that it can cause a lot of trouble that can cause damage to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to get rid of the stormwater and surface waters and ground water. This includes the proper outfall or runoff. Making sure that the water has a proper place to go, and that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

The ground-moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from entering the home. It also helps to prevent water damage to the floor insulation.
