Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

Enhancing the standard of Meeanee rental property will help tenants experience improved physical and mental health and reduce the disturbance to learning, work and living because of illnesses. Your investment is also better protected from mildew, mould and damp , which means less costs of maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Meeanee

Draughts increase the likelihood of low temperatures inside houses. A damp home will cost more to heat, meaning wasting money and energy.

If a draught is felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole and you are able to feel it, it’s most likely a gap or an opening that requirements sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Cracks that are greater than 3mm and let air into or out of the house need sealing. For instance, if an open fireplace isn’t being used, it can create draughts. This should be shut off. Property managers and landlords are responsible for ensuring that such draughts are squelched in the maximum extent imaginable.

There is no require to block off holes or gaps that are part of the construction. For instance, small gaps around doors and windows might be necessary to allow movement of the building when the home heats and cools, in order to let them be closed and opened instead of instead of being stuck. We will test all doors and windows in your Healthy Homes assessment of your rental property.

The proper heating equipment is important to ensure well-being homes

Heating Meeanee

Rental properties in Meeanee require a reliable heating source that is able to heat the living space to at least 18degC even on the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements for it to be permanent (i.e. not portable), at minimum 1.5 horsepower in capacity, and it must have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine if your current installed heater(s) are adequate or whether you will require to top up by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be safe heating options in The Healthy Homes Standard.

If the heating you provide is electric heating or heat pump then it must include a thermostat. This will make the heating more reliable and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater could be enough.

If your main living space already has a central heating source such as the heat pump, it might just require some additional energy in order to comply with the standards. Some types of heaters can’t be used to comply with the standard as they are either costly, not cost-effective to run, or are unsafe to operate.

Ventilation Meeanee

Each living space within the rental property should have at least one opening windows or an exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor to take moisture away.

It is the ventilation standard is about recognising it is that dried air can be easier to heat, and that a well ventilated rental property is less likely to develop damp and mould.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and don’t need an opening door or window.

Each door, window or Skylight needs for them to be in a position to open to the outside and remain at an open angle to allow for fresh air circulation and ventilation.

All bathrooms and kitchens and any other area in your property with shower, bath or cooktop, or any other moisture generating item will require suitable extractor fans that vent towards the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space with the right extractor fan in areas of high moisture.

Insulation Meeanee

Insulation for underfloor and ceilings is mandatory in all rental homes since 1 July 2019. All landlords and property managers must ensure that the insulation is in line with current standard. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be filled with or replaced.

A well-insulated house will help to control condensation and lower the chance of mould and dampness, and will also make much easier to allow the household to hold heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Meeanee Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water and prevent it from getting inside. When it concerns damp and moisture it’s often what you don’t see that can become a big problem, causing damages to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage to eliminate floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go, and also that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental is enclosed between floorboards and soil, a ground-water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture from the ground from accumulating into the building. It also helps in preventing moisture damage to the underfloor insulation.
