If a draught can be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a gap or hole and you can feel it, it is probably a gap or hole which requirements sealing in the way you can. Cracks and gaps that are large should be permanently stopped. Cracks that are greater than 3mm and let air in or out of the house require to be sealed. For instance, if an open fireplace isn’t in use it may cause draughts and should be shut from. Property managers and landlords are responsible for making sure that such draughts are squelched as far as imaginable.

There is no need to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement within the structure when the house gets warmer and cooler, so that they can still be opened and closed rather than securing. We will check all windows and doors during your Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Napier South

Napier South rental properties must have a fixed source of heat that can warm the main or largest living space to a minimum of 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs to be fixed (i.e. not portable) with at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or whether you will need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered acceptable heating options under those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump it requirements to have the thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, such as small apartments the smaller fixed electric heater may suffice.

If your living space already has a fixed heating source such as heat pumps, it may need an update to meet the standards. Certain types of heaters cannot be utilised to meet the standard since they’re either costly, not affordable to run, and/or unsafe to run.

Napier South Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building It’s about having to ensure there is somewhere to allow surface, rain and ground water to go and to prevent it from getting into the building. When it is damp and moisture, it’s often not apparent that it can become a big problem that can cause damage to your investment and affecting the tenant’s health.

Rental properties must have effective drainage to get rid of floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a place to go, and it isn’t allowed to remain beneath structures is a crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to stop any moisture in the ground from rising into the property. It also helps in preventing moisture damage to the underfloor insulation.
