Draughts may lead to low temperatures inside homes. A cold home will cost more to heat, which results in wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap that is, it’s likely to be a gap or crack that needs sealing in the way you can. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air to enter or exit into your home require to be sealed. For example, if an open fireplace isn’t used it could cause draughts, and should be sealed off. Landlords and property managers are accountable for making sure that such draughts are squelched as far as possible.

You don’t need to block holes or gaps that are part of the building. For instance, small gaps around doors and windows may be required to allow for the movement of the structure when the home gets warmer and cooler, so that they can still be shut and opened, rather than securing. We will check all doors and windows in your Healthy Homes assessment of your rental property.

The source of heating needs to be fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to check if the current fix heater(s) are sufficient or whether you will require to "top up" by adding a second heater. The bathrooms in all kitchens as well as any other space in your house that houses shower, bath, cooktop or other high moisture generating item will need appropriate extractor fans which are vented out to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space with the right extractor fan in areas with high moisture.

Napier South Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about what’s inside the building but you must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it concerns damp and moisture it is frequently what you don’t see that can become a big problem and end up causing damage to your investment and affecting your tenant’s well-being.

Rental properties require to have efficient drainage to remove rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure that water is able to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between your flooring and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from accumulating into the structure. It also helps to prevent water damage to the floor insulation.
