Draughts may lead to less temperature in homes. A humid house costs more to heat, resulting in wasted energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear out of a hole or gap or crack, then it’s likely to be a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air to enter or exit into your house require to be sealed. For instance, if an open fireplace is not in use, it may cause draughts and must be sealed off. Property managers and landlords are accountable for making sure that these draughts are stopped whenever possible.

There is no require to cover up holes or gaps that are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement of the building when the home gets warmer and cooler, in order to let them be shut and opened, rather than being stuck. We will inspect all windows and doors in your Healthy Homes assessment of your rental property.

Heating Pakipaki

Pakipaki rental properties require a reliable heating source that can heat the living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements to remain fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool could be used to determine if the current permanent heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Unflued combustion and open fire heaters such as portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, it requirements to be equipped with an thermostat. This will make your heating more consistent and effective. For the majority of houses, bigger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If your main living space already has a permanent heating source, such as heat pumps, it may require a top up in order to comply with the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re costly, not cost-effective to run, and/or unsafe to run.

Pakipaki Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside It’s about having to ensure there is somewhere for surface or ground water and to prevent it from getting inside. When it is about damp and water, it’s frequently not apparent that it could become a major issue, causing damage to your investment and harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to get rid of rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure that the water is able to go and that it doesn’t get sucked into buildings is an essential part of making sure your property is dry.

In addition to the drainage system that will prevent moisture ingress, if your property has an enclosed space between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture in the ground from entering the structure. It also assists in preventing moisture damage to the underfloor insulation.
