Unreasonable Gaps & Holes

Draught Stopping Pakipaki

Draughts can lead to low temperatures inside houses. A draughty house will cost more to heat, resulting in wasted energy and increased bills.

If a draught could be perceived as a result of gaps or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a hole or gap that is, it is most likely a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit within your home need the sealing. For instance, if an open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are accountable for making sure that such draughts are squelched whenever possible.

You don’t require to block gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement within the building as the household warms and cools so that they can still be closed and opened rather than being stuck. We will examine the windows and doors in our Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being houses

Heating Pakipaki

Pakipaki rental properties should have a permanent source of heat that can warm the principal or the biggest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heating needs for it to be permanent (i.e. not portable) and at least 1.5 kW of heating capacity, and it must have the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool may be used to determine whether the fix heater(s) are adequate or if you’ll require to "top-up" with a new heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters aren’t considered to be suitable heating options under the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump, it should include a thermostat. This will make your heating more consistent and efficient. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces an electric, fixed heater might be enough.

If your main living space already has a central heating source like an air conditioner, it might just require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard because they’re not efficient, cost prohibitive to operate or are unsafe to operate.

Ventilation Pakipaki

Each living space within a rental home must have at least one openable windows or an exterior door to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

It is the ventilation standard is about recognising the fact that the dry atmosphere is more easy to heat and a property that is well ventilated is less likely to develop damp and mould.

Living rooms, bedrooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable , and thus do not require an opening door or window.

Each door, window or Skylight needs at least of opening to the outside, but remain closed, allowing to circulate fresh air as well as ventilation.

All kitchens and bathrooms, and every other room of your home with shower, bath cooker or any other humidity-generating items will need adequate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Pakipaki

Underfloor and ceiling insulation is a requirement to all rental houses since 1 July 2019. Property managers and landlords must ensure that the insulation meets standards that are in line with the latest standard. In some instances, an existing insulation on the ceiling or in the sub floor space may require to be replaced or replaced.

A well-insulated house can help control condensation and lessen the likelihood of dampness and mould, and it will make an easier task to the house to hold the heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance, and is a measure of how well insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Pakipaki Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building It’s about having to ensure there is somewhere to allow surface, rain as well as groundwater to move and prevent it from getting inside. When it is damp and moisture, it is typically the things you don’t notice that can become a big problem and cause the property to suffer and harming the tenant’s well-being.

Rental properties must be equipped with effective drainage for the removal of floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go and that it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to the drainage system that will prevent water ingress, if the apartment has an enclosed gap between the floor and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground, to block any moisture that is present in the ground from entering the structure. It also assists in preventing water damage to the floor insulation.
