Fines for Failing to Comply

As of 1st July 2021, when a brand new, renewed or varied tenancy is signed on a Pakowhai rental property, all Healthy Homes compliance tasks need to be completed within 90 days.

From the 1st of July in 2021, once a new, renewed or varied Tenancy is signed for the Pakowhai rental property, all Healthy Homes compliance work must be done within 90 days.

Failure to meet any of the Healthy Homes Standards within the anticipated timeframe could result in an amount of $7200. Pakowhai Healthy Homes Compliance Timeframes

Tenancies that were signed from 1 July 2019 and 30 , June 20,21

  • The insulation of the ceiling and underfloor is required throughout Pakowhai and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement An Insulation Statement as well as an Insurance Statement should be included with any renewed, new or altered tenancy contract.
  • Property managers and landlords have to keep records that prove compliance with the Healthy Homes Standard that apply or will be in force throughout the tenancy period of their rental properties.

From July 1st 2021

  • Property managers and private landlords must ensure that their rental properties are in compliance with the Healthy Homes Standard within 90 days of a new, renewed or varied Tenancy.

Unreasonable Gaps & Holes

Heating Pakowhai

Rental properties in Pakowhai need to have a stable source of heating that is able to heat the principal or the biggest living space to at least 18degC even on the most coldest days of the year. Ventilation Pakowhai

Every living space in a rental property must contain at minimum one open window or exterior door to provide natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms should have an venting fan outside to remove moisture.

Underfloor and ceiling insulation is mandatory in all rental houses since July 1, 2019. All landlords and property managers must ensure that the insulation is up to this new quality. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be topped up or replaced.
