Healthy homes matter

What are the reasons why Healthy Homes Compliance important?

Around 1 in 3 households rent from New Zealand and Parkvale, and research has shown that these rental houses tend to be colder, older, have less efficient heating and tend to be of poorer standard than those owned by owners.

Moldy, damp and cold houses are linked to negative well-being outcomes, especially for diseases like colds and asthma, as well as cardiovascular diseases. Additionally, those who report at least four key house quality problems often experience poor life satisfaction and lower psychological well-being.

Enhancing the quality of Parkvale rental property can allow tenants to experience better mental and physical health and reduce the interruption to learning, work and daily life due to health issues. Your investment is also better protected from mould, mildew and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standard is a listing of minimum and specific requirements for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught Stopping for Parkvale rental properties.

Unreasonable Gaps & Holes

Draught Stopping Parkvale

Draughts are a major cause of dropping temperatures within houses. A damp house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a gap or hole or crack, then it’s likely a crack or crack that needs sealing in somehow. Cracks and gaps that are large should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within your home need sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be sealed off. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed in the maximum extent possible.

There is no require to block holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the household heats and cools, in order to let them be opened and closed rather than securing. We will examine all doors and windows during an Healthy Homes assessment of your rental property.

Heating Parkvale

Parkvale rental properties require a reliable heating source that can heat the largest or main living space to a minimum of 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements to remain fixed (i.e., not portable), at minimum 1.5 kW in heating capacity and have the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool could be used to check if the existing fix heater(s) are adequate or whether you will need to top up with a new heater. Open fires and unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump it needs to be equipped with the thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In certain situations, like small apartments an electric, fixed heater could be enough.

If your living space already has a fixed heating source, like an air conditioner, it might require an update to be able to meet the standards. Certain types of heaters cannot be used to achieve the quality as they are either expensive, inefficient and/or unsafe to run.

Ventilation Parkvale

Every living space in the rental property should have at least one opening door or window to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable externally vented extractor to get rid of moisture.

A ventilation quality is all about recognising it is that dry air will be much easier to heat and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not liveable and therefore are not require an opening door or window.

Every window, door or Skylight needs at least to open up to the outside while remaining closed to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other room in your property with shower, bath and cooktop or another water-generating appliance will need suitable extractor fans that are vented out to the outside. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Parkvale

Insulation for underfloor and ceilings is required to all rental homes as of July 1st, 2019. All landlords and property managers should ensure that the insulation meets standards that are in line with the latest standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be filled with or replaced.

A properly insulated home can help control condensation and reduce the chances of mould and dampness and also makes more easy to the house to retain the heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" refers to thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Parkvale Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building but you must ensure there is somewhere for surface and ground water to go and prevent it from getting inside. When it is damp and moisture, it is typically not apparent that it can become a big problem and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties must have effective drainage to remove rainwater, storm water and ground water, including an appropriate runoff or outfall. Making sure that the water has a location to go, and it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between your flooring and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground, to block any moisture from the ground from getting into the structure. It also helps prevent water damage to the floor insulation.
