Pirimai Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building but you must make sure there is somewhere for surface as well as groundwater to move, and to prevent it from getting into the building. When it concerns damp and moisture it is often what you don’t see that could be a huge problem that can cause damage to your investment as well as harming your tenant’s health.

Rental properties should be equipped with efficient drainage to remove the stormwater and surface waters and groundwater, with an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it doesn’t sit beneath buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground water barrier must be installed if it is reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from getting into the home. It also assists in preventing moisture damage to the underfloor insulation.
