Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts increase the likelihood of low temperatures inside households. A draughty home will cost more to heat, resulting in wasted money and energy.

If a draught is perceived as a result of gaps or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a hole or gap, then it is likely a crack or hole which requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that let air into or out within your home need seals. In the case of an open fireplace isn’t in use it could cause draughts, and should be blocked from. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent imaginable.

You don’t need to block up intentional holes or gaps that are part of the building. For example, tiny gaps around windows and doors could be necessary to allow for movement of the structure when the house is heated and cools so that they are able to be opened and closed rather than being stuck. We will test all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure well-being homes

Heating Roys Hill

Roys Hill rental properties need to have a stable source of heating that can warm the main or largest living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source needs that it be permanently fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are adequate or if you’ll require to top up with an additional heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it must be equipped with the thermostat. This will make the heating more consistent and efficient. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are needed. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If your living space already has a permanent heating source such as heat pumps, it could require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Roys Hill

Every living space of a rental property must have at least one openable windows or an exterior door to offer natural ventilation. Additionally, areas with high moisture spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

The ventilation standard is all about understanding the fact that the dry atmosphere is much easier to heat and that the property that is properly ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway are not considered liveable and are not need an opening door or window.

Every window, door or the skylight needs at least open to the outside, but remain set in an opening position, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, as well as any other space in your property with a bath, shower cooker or any other moisture generating item will need adequate extractor fans that can be vented to the outdoors. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation Roys Hill

Underfloor and ceiling insulation is mandatory on all rental homes since July 1, 2019. All landlords and property managers should make sure that the insulation meets the new standard. In some cases, old ceiling insulation as well as insulation within the sub floor space may require to be added or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, as well as making an easier task to the house to keep the heat.

Insulation requirements to meet the R-values that are appropriate for your region.

Roys Hill Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building; you have to make sure there is somewhere for surface as well as groundwater to move, and also stop it from getting into the building. When it is damp and moisture, it is frequently those things that you aren’t aware of that can cause a lot of trouble that can cause the property to suffer and harming your tenant’s well-being.

Rental properties should have efficient drainage for the removal of storm water, surface water, and ground water, which includes the proper outfall or runoff. Making sure that water has a place to go, and that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between the floor and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture from the ground from rising into the home. It also assists in preventing moisture damage to the underfloor insulation.
