Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts may lead to dropping temperatures within houses. A damp home is more expensive to heat, resulting in wasted energy and increased bills.

If a draught can be perceived as a result of gaps or holes or holes, it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap or crack, then it is most likely a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that let air into or out from the home require sealing. For instance, if an open fireplace isn’t being used, it may cause draughts and should be sealed off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as possible.

There is no need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around windows and doors may be required to allow movement of the structure as the house gets warmer and cooler, so that they are able to be closed and opened instead of than securing. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Roys Hill

Roys Hill rental properties must have a fixed source of heat that can heat the living space to a minimum of 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements to remain fixed (i.e. not portable) with at least 1.5 horsepower in capacity, and must meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to check if your current permanent heater(s) are sufficient or whether you will require to top up with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should have a thermostat. This makes the heating more consistent and efficient. For most homes, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings, a smaller fixed electric heater could be enough.

If the living area already has a central heating source, like an air conditioner, it might need a top up to ensure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Roys Hill

Every living space in a rental property has to include at least one open windows or an exterior door to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to remove moisture.

A ventilation quality is all about acknowledging how the dry atmosphere is less difficult to heat and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallway aren’t living spaces and therefore are not require an opening window or door.

Each door, window or the skylight needs for them to be in a position open to the outside, but remain fixed in an open position, allowing the circulation of fresh air and air flow.

The bathrooms in all kitchens and every other room of your home that has a bath, shower cooker or any other humidity-generating items will need adequate extractor fans which are vented out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Roys Hill

The insulation of the ceiling and underfloor is required on all rental homes as of July 1st, 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space might need to be added or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and damp, and it will make it easier to allow the home to keep warmth.

Insulation requirements to meet the R-values required for your area

The "R" is a symbol for thermal resistance, and is a measure of how well the insulation resists heat flow. The greater the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Roys Hill Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside but you must make sure there is somewhere for surface, rain or ground water, and also stop it from getting inside. When it concerns damp and moisture it is typically not apparent that it can become a big problem and end up causing damage to your investment as well as harming your tenant’s well-being.

Rental properties should have effective drainage to get rid of storm water, surface water and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go and that it can’t linger underneath the structures is an crucial aspect of maintaining your property’s dry.

In addition to a drainage system to prevent the ingress of moisture, if your rental has an enclosed gap between the floor and ground, a ground water barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are generally a polythene sheet laid over the ground, to block any moisture in the ground from getting into the property. It also assists in preventing water damage to the floor insulation.
