Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts may lead to lower temperatures in homes. A damp house costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be felt from unreasonable gaps or holes that it needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a gap or hole or crack, then it is likely to be a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air in or out within your house need sealing. For example, if the open fireplace isn’t used it can cause draughts and should be blocked from. Landlords and property managers are responsible for ensuring that these draughts are stopped as much as imaginable.

There is no need to cover up holes or gaps in the building. For example, tiny gaps around doors and windows could be necessary to allow for movement within the building as the home gets warmer and cooler, so that they can still be closed and opened rather than securing. We will check all doors and windows as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy houses

Heating Roys Hill

Rental properties in Roys Hill require a reliable source of heat that can warm the principal or the biggest living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable) and at least 1.5 horsepower in capacity and have the minimum required heating capacity in the living area. The Heating Assessment Tool can be used to check if the existing fix heater(s) are adequate or if you’ll need to top up with an additional heater. Open fires as well as unflued combustion heaters such as small portable LPG bottle heaters are not considered acceptable heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it needs to have an thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are needed. In certain situations, like small apartments, a smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source like heat pumps, it may require an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Roys Hill

Each living space within the rental property should include at least one open windows or an exterior door to offer natural airflow. In addition, high moisture areas such as kitchens and bathrooms need to have an externally vented extractor fan that can get rid of moisture.

A ventilation quality is all about acknowledging that dry air is more easy to heat, and that a well ventilated rental property will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t liveable , and thus are not need an opening door or window.

Each door, window or Skylight requirements for them to be in a position of opening to the outside, and stay set in an opening position to allow ventilation and fresh air air flow.

All bathrooms and kitchens and every other room of your home with a bath, shower or cooktop, or any other water-generating appliance will need proper extractor fan systems which are vented to the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Roys Hill

Insulation for underfloor and ceilings is mandatory to all rental houses as of July 1st, 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest standard. In certain situations, the existing ceiling insulation or insulation in the sub floor space might require to be replaced or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and damp, and also makes much easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" stands for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Roys Hill Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the interior of the building it is also about the outside. You must make sure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it is damp and moisture, it’s frequently what you don’t see that can cause a lot of trouble, causing damage to your investment and affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to remove the stormwater and surface waters, and groundwater, with an appropriate runoff or outfall. Making sure the water has a location to go, and also that it doesn’t sit beneath structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your apartment has an enclosed gap between your flooring and surface, a ground moisture barrier must be installed if it is reasonably practicable to do so.

The ground-moisture barrier generally made of polythene and is laid on top of the ground, in order to block any moisture in the ground from accumulating into the structure. It also assists in preventing any damage to your underfloor insulation.
