Unreasonable Gaps & Holes

Draught Stopping Roys Hill

Draughts increase the likelihood of less temperature in houses. A cold house is more expensive to heat, which results in wasting energy and increased bills.

If a draught could be felt from unreasonable gaps or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or an unobstructed draught coming from a hole or gap that is, it’s probably a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be permanently stopped. Any gaps greater than 3mm that allow air to enter or exit into the home need sealing. In the case of an open fireplace is not in use, it could cause draughts, and should be blocked off. Property managers and landlords are accountable for ensuring that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to cover up holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be required to allow for movement within the building when the household warms and cools so that they are able to be closed and opened instead of than sticking. We will test every window and door as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Roys Hill

Roys Hill rental properties require a reliable source of heating which can warm the largest or main living room to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to be fixed (i.e. not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool may be used to check if your current installed heater(s) are sufficient or if you’ll need to "top up" with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating you provide is electric heating (or heat pump), it must be equipped with an thermostat. This will help make the heating more consistent and efficient. In most homes, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If your main living space already has a fixed heating source like the heat pump, it might require some additional energy to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to achieve the quality as they are either costly, not cost-effective to run, or unsafe to operate.

Ventilation Roys Hill

Each liveable space in a rental home must contain at minimum one open doors or windows to provide natural ventilation. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

A ventilation standard is all about recognising how dry air will be easier to heat and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are all considered living spaces. Connecting spaces like the hallway aren’t liveable and therefore do not require an opening window or door.

Each window, door , or the skylight requirements for them to be in a position open to the outside while remaining at an open angle in order to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your home that has a bath, shower and cooktop or another humidity-generating items will need suitable extractor fans which are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in areas with high moisture.

Insulation Roys Hill

Underfloor and ceiling insulation is required for all rent homes as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is up to this new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space may need to be added or replaced.

A properly insulated home will reduce the risk of condensation and reduce the chances of mould and damp, and it will make more easy to allow the house to keep warmth.

Insulation requirements to meet the R-values that are appropriate for your region.

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation resists heat flow. The higher the R-value, the more efficient the insulation.

Roys Hill Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside; you have to ensure there is somewhere for surface, rain or ground water and stop it from coming inside. When it comes to moisture and damp it’s typically the things you don’t notice that could become a major issue and end up causing damage to your investment as well as harming the tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate rainwater, storm water and groundwater, with an appropriate runoff or outfall. Making sure that water has a location to go, and also that it can’t linger underneath the buildings is a vital aspect of keeping your property dry.

Alongside the drainage system that will prevent water ingress, if the property has an enclosed space between your flooring and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, to block any moisture present in the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
