Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households the property in New Zealand and St Leonards, and research has shown that these rental houses are more likely to be colder, older, are not as effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

If a draught is felt through gaps that are too large or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a gap or hole, then it is most likely a gap or an opening that requirements sealing in some way. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit within your home need the sealing. In the case of an open fireplace isn’t in use it can cause draughts and must be sealed from. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block up intentional holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the structure as the home heats and cools, to allow them to be shut and opened, rather instead of being stuck. We will inspect the windows and doors in the Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being homes

Heating St Leonards

Rental properties in St Leonards require a reliable source of heating that is able to heat the living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements to remain fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and it must have the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are adequate or whether you will require to "top up" by adding a second heater. Unflued combustion and open fire heaters like the portable LPG bottle heaters are not considered to be suitable heating options under those following the Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it needs to include an thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. In some instances, like small apartments the smaller fixed electric heater may suffice.

If your living space already has a fixed heating source, such as the heat pump, it may need some additional energy to be able to meet the standards. Certain types of heaters cannot be utilised to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

St Leonards Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere for surface, rain as well as groundwater to move and prevent it from getting into the building. When it is about damp and water, it’s often not apparent that it could be a huge problem, causing damage to your investment as well as affecting the tenant’s well-being.

Properties that are rented must be equipped with efficient drainage to eliminate floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure the water has a place to go, and it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent the ingress of moisture, if your apartment has an enclosed gap between your flooring and ground, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are typically a polythene sheet laid over the ground, in order to block any moisture from the ground from entering the structure. It also helps to prevent any damage to your underfloor insulation.
