Healthy homes matter

Why is Healthy Homes Compliance So Important?

About 1 in 3 households rent the property in New Zealand and St Leonards, and research shows us that these rental houses are likely to be colder, older and have less efficient heating and are of lower quality than owner occupied properties.

Cold, damp and mouldy houses are associated with negative well-being outcomes, particularly illnesses like colds, influenza, asthma, and cardiovascular diseases. Unreasonable Gaps & Holes

Draught Stopping St Leonards

Draughts are a major cause of less temperature in homes. A damp house will cost more to heat, meaning wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the air is clear from a crack or a gap or crack, then it is probably a gap or crack that requirements sealing in any way. Cracks and gaps that are large should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit into your home need the sealing. In the case of an open fireplace isn’t in use it can cause draughts and should be blocked off. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed whenever imaginable.

You don’t require to block holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for movement of the structure as the house heats and cools, so that they are able to be shut and opened, rather than securing. We will inspect every window and door in your Healthy Homes assessment of your rental property.

Proper heating is crucial for healthy homes

Heating St Leonards

St Leonards rental properties need to have a stable source of heating that can heat the largest or main living room to at least 18degC, even during the winter coldest days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements for it to be permanent (i.e. not portable) that is, at minimum 1.5 horsepower in capacity, and must meet the minimum required heating capacity for the main living space. A Heating Assessment Tool may be used to check if the existing permanent heater(s) are sufficient or if you’ll require to "top-up" by adding a second heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered acceptable heating options for the Healthy Homes Standard.

If the heating system you provide is electric heating or heat pump, then it must have an thermostat. This makes your heating more consistent and effective. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in certain instances like apartments with small spaces an electric, fixed heater might be enough.

If your main living space already has a fixed heating source like heat pumps, it could require an upgrade in order to comply with the standards. Some types of heaters can’t be used to meet the standard as they are either inefficient, unaffordable to operate and/or unhealthy to run.

Ventilation St Leonards

Each liveable space in a rental property must have at least one opening doors or windows to provide natural ventilation. In addition, humid spaces like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

A ventilation standard is all about recognising the fact that dried air can be less difficult to heat and heat, and a well ventilated rental property is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallways are not liveable and don’t need an opening door or window.

Each window, door , or skylight requirements for them to be in a position open to the outside, and stay set in an opening position in order to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens as well as any other space in your house that houses a bath, shower cooker or any other moisture generating item will require proper extractor fan systems that vent to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space with the right extractor fan for areas that are high in moisture.

Insulation St Leonards

Underfloor and ceiling insulation has been compulsory to all rental homes since July 1, 2019. Property managers and landlords should make sure that the insulation is up to the new quality. In some instances, existing ceiling insulation or insulation in the subfloor space might need to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and damp, as well as making it easier to allow the house to hold warmth.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

St Leonards Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the interior of the building it is also about the outside. You must make sure there is somewhere for surface, rain and ground water to go and also stop it from getting into the building. When it is about damp and water, it’s usually not apparent that it could be a huge problem and cause damages to your investment and harming your tenant’s health.

Properties that are rented must have effective drainage to get rid of the stormwater and surface waters, and ground water, which includes the proper outfall or runoff. Making sure that the water has a place to go, and it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your rental has an enclosed gap between floorboards and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier usually a polythene sheet laid over the ground, to block any moisture that is present in the ground from rising into the home. It also helps to prevent water damage to the floor insulation.
