Healthy homes are important

Why is Healthy Homes Compliance so important?

One in three households rent from New Zealand and Tamatea, and research shows us that these rental houses tend to be colder, older and are not as efficient heating, and generally tend to be lower standard than those owned by owners.

Cold, damp and mouldy houses can have negative well-being outcomes, particularly for ailments like colds and flu, asthma and heart diseases. Furthermore, people who report four or more key issues with their housing often have less satisfaction in their lives and lower psychological well-being.

The improvement in the quality of Tamatea rental property will allow tenants to enjoy improved physical and mental health and minimise the interruption to learning, work and daily life due to illnesses. Your investment is also safeguarded from mildew, mould and damp damages, which means lower maintenance costs in the long run.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation Ventilation, Moisture Ingress and Drainage, and Draught Control for Tamatea rental properties.

Unreasonable Gaps & Holes

Draught Stopping Tamatea

Draughts can lead to less temperature in houses. A humid house costs more to heat, meaning wasting energy and incurring higher costs.

If a draught can be noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a gap or hole, then it’s likely to be a gap or crack that needs sealing in some way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that let air into or out into the home require seals. For example, if the open fireplace isn’t being used, it could cause draughts, and should be shut from. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

You don’t require to block gaps or holes which are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for the movement of the structure when the home is heated and cools to allow them to be opened and closed rather than being stuck. We will examine all windows and doors in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure healthy houses

Heating Tamatea

Tamatea rental properties should have a permanent heating source which can warm the main or largest living room to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements that it be permanently fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool can be used to check if your current fixed heater(s) are sufficient or whether you will require to top up by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, then it must have an thermostat. This will help make the heating more uniform and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in some cases like small apartment buildings the smaller fixed electric heater may suffice.

If your living space already has a central heating source, like an air conditioner, it may require an update to be able to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re expensive, inefficient or are unsafe to operate.

Ventilation Tamatea

Every living space of a rental property has to have at least one opening door or window to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms need to have an venting fan outside to take moisture away.

A ventilation quality is all about understanding that dried air can be easier to heat, and that a property that is well ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered living spaces and therefore are not require an opening window or door.

Each window, door or Skylight needs for them to be in a position to open up to the outside, but remain closed, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and every other room of your property with a bath, shower cooker or any other moisture generating item will need suitable extractor fans that are vented to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Tamatea

Ceiling and underfloor insulation has been compulsory for all rent homes since 1 July 2019. All landlords and property managers have to ensure that the insulation is in line with standards that are in line with the latest quality. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and damp, and also makes much easier for the household to keep heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well the insulation resists heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Tamatea Moisture Ingress & Drainage

Making sure your rental property is protected from water damage isn’t only about the inside it is also about the outside. You must make sure there is somewhere to allow surface, rain or ground water and stop it from coming into the building. When it concerns damp and moisture it is frequently what you don’t see that could become a major issue that can cause damages to your investment and harming your tenant’s health.

Properties that are rented must be equipped with efficient drainage to get rid of floodwaters, surface water and groundwater, with an appropriate runoff or outfall. Making sure that water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture from entering, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be constructed if it is reasonably practicable to do so.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground, in order to block any moisture present in the ground from rising into the property. It also assists in preventing any damage to your underfloor insulation.
