Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households rent from New Zealand and Taradale, and research shows us that these rental homes are more likely to be colder, older and have less effective heating, and generally tend to be of poorer quality than houses that are owned by the owner.

The damp, cold and mouldy homes are associated with negative health outcomes, especially for ailments like colds and asthma, as well as cardiovascular diseases. Additionally, those who have reported at least four major house quality problems often experience poor life satisfaction and lower psychological well-being.

Enhancing the quality of Taradale rental property can help tenants enjoy better mental and physical health as well as lessen disruption to work, learning and daily life due to illness. Your investment will be protected from mildew, mould and damp , which means lower costs for maintenance over the long term.

Draughts are a major cause of lower temperatures in houses. A cold home costs more to heat, which results in wasting money and energy.

If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or an unobstructed draught coming from a gap or hole or crack, then it is likely a crack or hole that requirements sealing in some way. Large gaps and cracks should be sealed permanently. Gaps greater than 3mm that let air into or out of the house require the sealing. For instance, if an open fireplace isn’t being used, it could cause draughts, and must be sealed from. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no require to block gaps or holes in the building. For example, tiny gaps around windows and doors may be required to allow for movement of the structure as the house heats and cools, in order to let them be closed and opened instead of instead of being stuck. Heating Taradale

Rental properties in Taradale require a reliable source of heat which can warm the largest or main living space to at least 18degC, even during the winter coldest days. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat requirements for it to be permanent (i.e., not portable) with at minimum 1.5 horsepower in capacity, and it must have the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if the fixed heater(s) are sufficient or whether you will require to "top up" with a new heater. Fires that are open and unflued heaters like portable LPG bottle heaters are not considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating that you provide is an electric heater (or heat pump), it should include an thermostat. This makes the heating more reliable and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In some instances, like small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a permanent heating source like heat pumps, it might just require an upgrade to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

It is the ventilation quality is all about recognising how dry air is easier to heat and heat, and a property that is well ventilated is less likely to grow damp and mould.

Bedrooms, living rooms, kitchens and dining rooms are considered to be liveable spaces. Connecting spaces like the hallway are not considered liveable , and thus don’t require an opening door or window.

Each door, window or Skylight needs to be able to open to the outside, and stay set in an opening position to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, and every other room of your property with a bath, shower and cooktop or another humidity-generating items will require adequate extractor fans that vent to the outside. Insulation Taradale

Underfloor and ceiling insulation is mandatory in all rental homes since July 1, 2019. Property managers and landlords are required to ensure the insulation meets standards that are in line with the latest quality. In some cases, current ceiling insulation, or the insulation of the subfloor space may need to be filled with or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and damp, as well as making an easier task for the house to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well insulation resists heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Taradale Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside of the building It’s about having to make sure there is somewhere for surface, rain as well as groundwater to move and prevent it from getting into the building. When it concerns damp and moisture it is typically the concerns you don’t notice that could be a huge problem and cause the property to suffer and harming your tenant’s well-being.

Rental properties must have efficient drainage to remove the stormwater and surface waters, and ground water, which includes an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it doesn’t get sucked into buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

An underground moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from entering the home. It also helps in preventing any damage to your underfloor insulation.
