Unreasonable Gaps & Holes

Draught Stopping Waipawa

Draughts can lead to dropping temperatures within households. A cold house will cost more to heat, meaning wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a crack or a gap, then it’s most likely a gap or an opening that requirements sealing in somehow. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out into your home require to be sealed. For example, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as possible.

There is no need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow movement of the structure as the home warms and cools so that they are able to be closed and opened rather than being stuck. We will inspect every window and door as part of an Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being houses

Heating Waipawa

Rental properties in Waipawa need to have a stable source of heating that can heat the largest or main living space to a minimum of 18degC, even during the coldest winter days. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and it must have the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if the permanent heater(s) are adequate or whether you will require to ‘top up’ with a new heater. Unflued combustion and open fire heaters, such as the portable LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it must have the thermostat. This will help make the heating more reliable and efficient. For most houses, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in some cases like small apartments the smaller fixed electric heater could be enough.

If the main living room already has a central heating source, such as the heat pump, it might require some additional energy to make sure it meets the requirements. Certain kinds of heaters cannot be utilised to meet the quality because they’re inefficient, unaffordable to operate or are unsafe to operate.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable and therefore do not require an opening window or door.

Each window, door or Skylight needs at least to open up to the outside while remaining closed, allowing to circulate fresh air as well as air flow.

All kitchens and bathrooms, and every other room of your home that has a bath, shower, cooktop or other high moisture generating item will need appropriate extractor fans which are vented to the outside. We offer a Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces with the right extractor fan in high moisture areas.

Insulation Waipawa

Underfloor and ceiling insulation is required in all rental homes since 1 July 2019. Property managers and landlords must make sure that the insulation is in line with the new quality. In some instances, an existing insulation on the ceiling or in the subfloor space might need to be replaced or replaced.

Waipawa Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about what’s inside the building; you have to ensure there is somewhere for surface or ground water and to prevent it from getting inside. When it comes to moisture and damp it is usually the things you don’t notice that can cause a lot of trouble, causing damage to your investment and affecting your tenant’s health.

Properties that are rented must have efficient drainage for the removal of the stormwater and surface waters and ground water, which includes an appropriate outfall or runoff. Making sure that the water is able to go, and it isn’t allowed to remain beneath structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between the floor and the ground, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

Ground moisture barriers are typically a sheet of polythene that is placed over the ground to stop any moisture from the ground from rising into the property. It also helps in preventing any damage to your underfloor insulation.
