Unreasonable Gaps & Holes

Draught Stopping Waipawa

Draughts can lead to dropping temperatures within households. A damp home costs more to heat, meaning wasting energy and resulting in higher bills.

If a draught is noticed from gaps that are not adequate or holes or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or an unobstructed draught coming from a hole or gap that is, it’s likely to be a gap or an opening that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that let air in or out into your house require to be sealed. In the case of an open fireplace isn’t used it may cause draughts and should be blocked from. Property managers and landlords are responsible for making sure that such draughts are squelched as much as imaginable.

There is no need to block off gaps or holes that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow for the movement of the building when the household heats and cools, so that they can still be closed and opened rather than securing. We will check every window and door as part of your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Waipawa

Waipawa rental properties need to have a stable source of heat that can heat the principal or the biggest living space to at least 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity and have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether the existing installed heater(s) are sufficient or whether you will require to "top up" with a new heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump, it must include the thermostat. This makes the heating more reliable and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in some cases like small apartments, a smaller fixed electric heater may suffice.

If your living space already has a fixed heating source such as an air conditioner, it might require a top up to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the standard as they are either costly, not cost-effective to run, and/or unhealthy to run.

Ventilation Waipawa

Every living space of a rental property has to have at least one opening doors or windows to offer natural airflow. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can take moisture away.

The ventilation standard is all about understanding how dry air will be less difficult to heat and an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallways are not living spaces and therefore do not require an opening door or window.

Each window, door or the skylight requirements to be able to open up to the outside, but remain at an open angle, allowing ventilation and fresh air ventilation.

All bathrooms and kitchens and any other area in your home with shower, bath or cooktop, or any other moisture-producing item will require adequate extractor fans that can be vented towards the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Waipawa

Insulation for underfloor and ceilings is mandatory in all rental houses from 1 July 2019. Property managers and landlords must ensure that the insulation is up to the new standard. In some cases, current ceiling insulation, or the insulation of the subfloor space might need to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and damp, and also makes more easy to the house to hold warmth.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Waipawa Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about what’s inside the building It’s about having to ensure there is somewhere for surface, rain and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it’s frequently those things that you aren’t aware of that could become a major issue that can cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage to remove floodwaters, surface water and ground water, including the proper outfall or runoff. Making sure that the water is able to go, and that it doesn’t get sucked into structures is a crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between floorboards and soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier generally a sheet of polythene that is placed over the ground to prevent any moisture in the ground from accumulating into the property. It also helps in preventing water damage to the floor insulation.
