Healthy homes matter

Why is Healthy Homes Compliance so Important?

About 1 in 3 households rent in New Zealand and Twyford, and research shows us that these rental homes are likely to be colder, older and have less effective heating and are of lower quality than houses that are owned by the owner.

Damp, mouldy and cold homes are associated with negative health outcomes, particularly for diseases like colds and influenza, asthma, and cardiovascular issues. Furthermore, people who reported at least four major issues with their housing often have low life satisfaction and reduced psychological well-being.

Enhancing the quality of Twyford rental property will help tenants experience improved mental and physical health as well as lessen disturbance to learning, work and living because of health issues. Your investment is also secured from mildew, mould and damp , which means less maintenance costs over the long term.

The Healthy Homes Standards are a list of the specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught-stopping within Twyford rental properties.

Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts may lead to low temperatures inside houses. A humid house is more expensive to heat, meaning wasting money and energy.

If a draught is perceived as a result of gaps or holes the area needs to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air coming in or an unobstructed draught coming out of a hole or gap or crack, then it’s likely a crack or hole which requirements sealing in any way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and allow air in or out within your house require the sealing. For instance, if an open fireplace isn’t being used, it can cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as possible.

You don’t need to block off gaps or holes in the construction. For example, tiny gaps around doors and windows may be required to allow for movement within the structure as the house gets warmer and cooler, in order to let them be closed and opened rather than being stuck. We will inspect all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating Twyford

Rental properties in Twyford need to have a stable source of heat which can warm the principal or the biggest living space to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating requirements for it to be permanent (i.e., not portable) with at minimum 1.5 kW in heating capacity, and must meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine whether your current permanent heater(s) are sufficient or if you’ll require to ‘top up’ with an additional heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters aren’t considered to be suitable heating options in The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it must include an thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are required. In certain situations, like small apartment buildings, a smaller fixed electric heater may suffice.

If your living space is already equipped with a fixed heating source, like heat pumps, it might need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the quality as they are either expensive, inefficient or unsafe to operate.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not living spaces and therefore do not require an opening door or window.

Each window, door , or skylight requirements to have the ability to open up to the outside, and stay closed, allowing the circulation of fresh air and ventilation.

Bathrooms, kitchens, as well as any other space in your property with a bath, shower and cooktop or another moisture generating item will require proper extractor fan systems that vent to the outdoors. This Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas with high moisture.

Ceiling and underfloor insulation is mandatory to all rental homes from 1 July 2019. Twyford Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface as well as groundwater to move and to prevent it from getting inside. When it comes to moisture and damp it’s typically what you don’t see that can cause a lot of trouble that can cause damage to your investment as well as harming the tenant’s health.

Rental properties should be equipped with efficient drainage to remove storm water, surface water, and ground water, including an appropriate outfall or runoff. Making sure the water has a location to go, and it doesn’t get sucked into structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to avoid water ingress, if the apartment has an enclosed gap between floorboards and the ground, a ground water barrier must be put in place when it’s reasonably practicable to do so.

The ground-moisture barrier typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from entering the building. It also helps to prevent moisture damage to the underfloor insulation.
