Since the 1st July of 2021, when a new or renewed Tenancy is signed for the Twyford rental property, all Healthy Homes compliance work must be completed inside of 90 days.

Failure to comply with any of the Healthy Homes Standards within the period of time expected can lead to an amount of $7200. Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

Around 1 in 3 households rent from New Zealand and Twyford, and research shows us that these rental houses tend to be older, colder, have less efficient heating, and generally tend to be lower quality than owner occupied properties.

Moldy, damp and cold houses are linked to negative health results, specifically for diseases like colds and influenza, asthma, and heart diseases. Additionally, those who experience at least four key home quality issues often suffer from poor life satisfaction and lower mental wellbeing.

Improving the quality of Twyford rental property will allow tenants to enjoy improved mental and physical health and minimise the disruptions to their work, education and living because of illnesses. Your investment will be safeguarded from mildew, mould and damp , which means lower costs for maintenance in the long-term.

The Healthy Homes Standard is a listing of minimum and specific standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, and Draught stopping on Twyford rental properties.

Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts are a major cause of lower temperatures in houses. A humid home is more expensive to heat, meaning wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating from a hole or gap or crack, then it’s likely a crack or crack that needs sealing in some way. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that allow air in or out of your home require seals. In the case of an open fireplace is not in use, it may cause draughts and should be sealed from. Property managers and landlords are accountable for ensuring such draughts are eliminated in the maximum extent possible.

You don’t need to block holes or gaps which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure when the household is heated and cools in order to let them be opened and closed rather instead of being stuck. We will inspect every window and door as part of your Healthy Homes assessment of your rental property.

The proper heating equipment is crucial to ensure healthy homes

Heating Twyford

Rental properties in Twyford should have a permanent source of heating that is able to heat the main or largest living room to at least 18degC, even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable), at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required for the main living space. A Heating Assessment Tool can be used to check if your current fixed heater(s) are sufficient or if you’ll need to top up with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it must include the thermostat. This will make your heating more consistent and effective. For most properties, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings an electric, fixed heater might be enough.

If your living space already has a permanent heating source, such as heat pumps, it could need a top up in order to comply with the standards. Some types of heaters can’t be used to comply with the standard because they’re costly, not cost-effective to run, or are unsafe to operate.

Ventilation Twyford

Every living space in a rental property has to include at least one open door or window to provide natural ventilation. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

A ventilation standard is about recognising the fact that dried air can be easier to heat and heat, and a well ventilated rental property is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallways are not liveable and therefore are not require an opening window or door.

Every window, door or the skylight needs to be able to open to the outside while remaining set in an opening position, allowing for fresh air circulation and air flow.

The bathrooms in all kitchens as well as any other space in your home with a bath, shower cooker or any other humidity-generating items will require proper extractor fan systems that vent out to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas with high moisture.

The "R" is a symbol for thermal resistance and is a gauge of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

Twyford Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside of the building but you must make sure there is somewhere to allow surface, rain and underground water to flow, and stop it from coming into the building. When it concerns damp and moisture it is often what you don’t see that can become a big problem that can cause damage to your investment and harming the tenant’s health.

Rental properties should have efficient drainage to remove the stormwater and surface waters, and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and also that it can’t linger underneath the structures is an important aspect of making sure your property is dry.

Alongside an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between your floor and the surface, a ground moisture barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is usually a polythene sheet laid over the ground to prevent any moisture in the ground from accumulating into the property. It also helps prevent any damage to your underfloor insulation.
