Healthy homes matter

What is the reason Healthy Homes Compliance so important?

A majority of households rent from New Zealand and Twyford, and research suggests that rental houses are most likely to be colder, older and have less effective heating and are of lower quality than the homes of owners.

Moldy, damp and cold homes can have negative health outcomes, particularly for illnesses such as colds and asthma, as well as cardiovascular conditions. Additionally, those who report at least four major house quality problems often experience poor life satisfaction and lower mental wellbeing.

The improvement in the standard of Twyford rental property can allow tenants to experience better physical and mental health and minimise the interruption to learning, work and daily life due to illnesses. Your investment is also protected from mildew, mould and damp-related damage, which results in lower costs for maintenance in the long-term.

The Healthy Homes Standards are a list of specific and minimum requirements for heating, insulation Ventilation and Ventilation and Drainage, as well as Draught Control in Twyford rental properties.

Unreasonable Gaps & Holes

Draught Stopping Twyford

Draughts can lead to dropping temperatures within households. A damp house will cost more to heat, resulting in wasted energy and increased bills.

If a draught is perceived as a result of gaps or holes that it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or the air is clear from a gap or hole, then it is likely to be a gap or an opening that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that let air into or out within your home need the sealing. In the case of an open fireplace is not in use, it may cause draughts and should be blocked from. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as possible.

There is no require to block gaps or holes that are part of the construction. For example, tiny gaps around doors and windows may be required to allow for movement of the building when the home is heated and cools in order to let them be closed and opened instead of than sticking. We will examine all windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for healthy houses

Heating Twyford

Twyford rental properties need to have a stable source of heat which can warm the principal or the biggest living space to a minimum of 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements to remain fixed (i.e., not portable) with at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living space. A Heating Assessment Tool can be used to check if your current installed heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires as well as unflued combustion heaters such as the portable LPG bottle heaters are not considered to be safe heating options for the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat source, it must have an thermostat. This will help make your heating more consistent and effective. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases such as small apartments, a smaller fixed electric heater could be enough.

If your living space is already equipped with a fixed heating source, such as a heat pump, then it could require a top up to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Twyford

Each living space within a rental home must contain at minimum one open door or window to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms should have an externally vented extractor to remove moisture.

A ventilation quality is all about understanding it is that the dry atmosphere is less difficult to heat and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Living rooms, bedrooms, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallways are not liveable and therefore are not require an opening window or door.

Each window, door , or Skylight requirements for them to be in a position to open to the outside while remaining closed to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your property with shower, bath and cooktop or another humidity-generating items will need adequate extractor fans that are vented to the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces, including suitable extractor fans for areas that are high in moisture.

Insulation Twyford

Ceiling and underfloor insulation is required on all rental houses since July 1, 2019. Property managers and landlords are required to ensure the insulation meets this new quality. In some instances, current ceiling insulation, or the insulation of the sub floor space might need to be filled with or replaced.

A well-insulated house will help to control condensation and reduce the chances of mould and damp, as well as making an easier task to the house to retain the heat.

Insulation needs to meet the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Twyford Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the interior of the building it’s also about the outside. You must ensure there is somewhere to allow surface, rain or ground water, and stop it from coming into the building. When it is damp and moisture, it is typically what you don’t see that could be a huge problem, causing damage to your investment and affecting the tenant’s well-being.

Rental properties should have effective drainage for the removal of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water is able to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop moisture ingress, if your property has an enclosed space between the floor and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground to prevent any moisture from the ground from accumulating into the structure. It also helps prevent water damage to the floor insulation.
